We are a service provider with a diversified service portfolio comprising five main service segments: property management services, retail services, catering services, information technology services and Ancillary Living Services. We were listed on HKEX Main Board on 8 November 2016. We first commenced operations in 1998 by providing property management services in one of the largest residential communities in Guangdong Province, Clifford Estates. As of 31 December 2019, we are currently a property management company for 15 residential communities and seven pure commercial properties, with an aggregate contracted GFA of approximately 9,670,000 sq.m.

With our high quality of services, the residential communities that we managed have established a good reputation in the PRC. Guangzhou Panyu Clifford Property Management Limited, being our subsidiary engaged in the property management of Clifford Estates, was first awarded Qualification Certificate for Property Service Enterprise (Class One) (物業管理企業資質證書（一級）) for property management by MOHURD in 2005. Foshan Clifford Property Management Limited, being our subsidiary engaged in property management services, was also awarded Qualification Certificate for Property Service Enterprise (Class One) (物業管理企業資質證書（一級）) for property management by MOHURD in 2012. To provide more convenient services and to create a pleasant living environment to the residential communities we manage, we further expanded our retail services in 2008, catering services in 2011 and Ancillary Living Services in 2011 by leveraging our knowledge of residents' demands for local products and services and our growing residents' base. In doing so, we have also expanded our services beyond Clifford Estates and established a strong foothold in Guangdong Province. In 2019, our retail services were the largest service segment in terms of turnover among other service segments in the Group, while our information technology services and property management services came the second and the third, respectively.

We provide property management services, renovation and fitting-out services, retail services, catering services, information technology services and Ancillary Living Services. Our main service segments are:

Property management services, which primarily include: (i) general property management services and (ii) resident support services. We provide property management services to 16 residential communities and 5 pure commercial properties, with an aggregate contracted GFA (gross floor area) of approximately 9,670,000 sq.m. , all located in Guangdong Province.

Information technology services, which primarily include: Engineering services:information technology services, related engineering services, security systems and hardware and software integration; Telecommunication services:In August 2017, we have established a telecommunication sales outlet in “Clifford Wonderview (祈福繽紛匯)” and entered into contracts with three major telecommunication service providers: China Telecom, China Mobile and China Unicom, under which we act as agent and promote their products and services. We receive commission as revenue for every successful sales.

Retail services, which primarily include: current operation of 18 retail outlets (supermarket, wet market, convenience stores ) of different scales mainly located in Clifford Estates and other areas in proximity.

Off-campus training services, We offer a variety of education programmes and interest classes to different age groups of students or learners aged 2-16. We utilize excellent education resources and efficient teaching facilities to provide children with a full range of high-quality education services, and we have been dedicated to building a well-known education brand in off-campus integrated education for elementary and middle school students.

Catering services, We provide consultancy and management services for catering business, including marketing consultation, operation management, brand promotion, business development, etc. We offer efficient catering management service and assist in the smooth operation of catering business.

Renovation & Equipment Installation Services, The Group provides renovation and equipment installation services (including residential properties, offices, shops and other properties) for residents, tenants or property owners or their contractors.

Ancillary Living Services, including:
– Property agency services, which primarily inclu(i) property sales agency services with a focus on the primary and secondary residential property market; (ii) property rental agency services; and (iii) post-rental services.
– Employment placement services, which primarily include: (i) placement services; and (ii) labour dispatch services.
– Laundry services, which primarily include laundry services for: (i) individual; and (ii) corporate customers, in proximity.
